The vision began in 2015 with focus on freehold residential property investment and refurbishment in South East London in time for the Cross Rail Elizabeth line completion. Marshall Black's "cash-only" approach to property buying is our strategy to secure unmortgageable properties in need of much TLC. This means we can bypass specialised finance and bridging loan providers to reduce the bottom line, which allows us to compete with much larger investors in the property market.
For the last two years Marshall Black has been focusing on Cambridge and the surrounding areas. Coupled with a highly skilled and dedicated team of experienced tradesmen enables us to complete complex renovations in record time. Our Director, Artom Marshall personally oversees each project and ensures it is completed on time and on budget! Artom is responsible for the whole 360 process from sourcing Auction properties and project management to procurement, contracts, resourcing, snag works and quality control. Workload dependent, he also gets hands-on with the renovations and has an in depth understanding of a wide array of building trades.

TROUGHTON ROAD, SE7
3 bed Victorian end-of-terrace taken back to bare brick revealing up to 6 layers of plaster and cement used in previous "renovations" over the decades. The downstairs bathroom was removed to create a large kitchen with a new WC installed. Upstairs, 2 box rooms and shower room were combined to create a large family bathroom and a 3rd double bedroom. Finished to medium / high spec it took 14 months from Auction purchase to sale completion. Gross profit achieved 20.9%.
CLOCK TOWER MEWS, SE28
2 bed end-of-terrace with fire and water damage, which required a full strip out back to internal timber frame. After a complete internal rebuild including replacement of the entire upstairs floor and studwork all the works were completed in 11 weeks. From Auction purchase to sale completion took just under 6 months. Gross project profit of 24.5%.
KINGFISHER CLOSE, SE28
2 bed 80's built mid-terrace taken back to timber frame and fully refurbished to medium spec in 10 weeks. From auction purchase to sale completion took 10 months. Total Gross profit of 15.2%.
